
Estate agents have said it for decades and the data keeps agreeing: the kitchen carries more weight in a buyer decision than any other room. What is less well understood is which parts of a remodel return the money and which parts are simply spending.
Layout returns more than finish
A kitchen that flows well and has usable worktop either side of the hob reads as a good kitchen even in a photograph. Buyers respond to space that works before they notice the brand of the tap.
Light is worth more than it costs
Improving natural light, or layering artificial light properly, consistently lifts perceived value for a modest outlay. A dark kitchen is discounted by buyers far more heavily than the cost of fixing it.
Neutral finishes travel further
Bold colour is wonderful to live with and narrower to sell into. If a sale is likely within a few years, keep the permanent surfaces calm and put the personality into things that can be changed.
Do not over-specify for the street
There is a ceiling on what any given property will return, and a kitchen that costs more than the local market supports will not clear it. Specify to the house you have.
